Poly B Replacement in Vancouver, BC

If your Vancouver home was built between 1978 and 1995, the grey pipe behind the drywall is very likely Poly B. We replace it in PEX-A and hand you the paperwork your insurer asks for.

Replacing Poly B in Vancouver Homes

Poly B is the grey plastic supply pipe stamped PB2110 that went into Canadian homes from 1978 until roughly 1995. It was designed for about 25 years of service, which means every system still in the ground in Vancouver is past it.

Vancouver is the city where we most often get called out to a house that turns out not to have Poly B — plenty of the detached stock is old enough to have skipped it entirely. It is the 80s and 90s condos, townhomes and basement-suite conversions where we find it.

It fails from the inside out — chlorine in the municipal supply makes the pipe wall brittle, and the original grey acetal fittings are the weakest point in the whole system. Nothing about that is visible until water appears somewhere it should not.

We replace the lot in PEX-A, plan the routes first so we open as few walls as possible, and finish with the permit, the inspection record and photographs.

  • ✓Free assessment in Vancouver — we confirm the material and the condition before you commit to anything.
  • ✓Fixed written price — one number with the scope spelled out, not an estimate that moves.
  • ✓Permit and inspection — pulled and booked with the City of Vancouver.
  • ✓PEX-A as standard — chlorine resistant, expansion fittings, fewer wall openings than copper.
  • ✓Documentation package — permit, inspection, photos and warranty — what an insurer and a buyer will ask for.

About Vancouver Homes

Why Vancouver Has So Much of It

Much of Vancouver’s detached housing predates the Poly B window entirely — which is why we also find plenty of original galvanised and early copper here. The catch is the 1980s and early 90s: the condos, townhomes and rebuilds from those years sit squarely inside it, and so do a lot of basement suites added in the same period.

Older Vancouver homes tend to have unheated crawlspaces and long runs against exterior walls, which is where the cold snaps find them.

FAQs

Poly B Replacement in Vancouver — Questions

Look at the supply lines where they enter your hot water tank, then under the sinks and in the crawlspace. Poly B is grey or blue-grey flexible plastic, stamped PB2110 every few feet. If it is grey and it bends by hand, that is almost certainly it. Here is the full identification guide.
It tracks build date rather than postcode, so the answer is wherever the housing went up between 1978 and 1995. In Vancouver that means Kitsilano, Dunbar, Kerrisdale are all worth checking, but the reliable test is the age of the house rather than the street it is on.
Yes. A whole-home repipe is permitted work in British Columbia and has to be done by a licensed plumber to the BC Plumbing Code. In Vancouver that permit goes through the City of Vancouver. We pull it and arrange the inspection — and that paperwork matters later, because an insurer or a buyer’s lawyer will ask to see it.
Most Vancouver homes are a two to five day job. A compact townhome with one bathroom finishes faster; a larger house with several bathrooms and a finished basement takes longer. You get a date range in writing before we start. Cost ranges are here.
Usually, yes. BC insurers treat Poly B as a known water-damage risk and price it accordingly — higher premiums, raised water-damage deductibles, sometimes an exclusion or a refused renewal. Once the Poly B is out and documented, that reason goes away. More on Poly B and insurance in BC.
