A toilet is only as good as the flange it sits on. Most bad installs are not the toilet at all — they are what was underneath and got covered up.
Lifting an old toilet is the only chance you get to see the closet flange and the subfloor around it. In a house that has had a slow base leak — which is very common and often unnoticed — that is where the damage is.
So we lift, inspect, and tell you what is there before we set the new pan down. Correcting a corroded flange or a soft patch of subfloor at that moment is a small job. Discovering it two years later, after it has been sealed under a new toilet, is not.
