Water Heater Repair in Metro Vancouver

No hot water is urgent in a way most plumbing is not. We treat it that way — and we tell you honestly when the tank is not worth repairing.

Fix It, or Tell You It Is Not Worth Fixing

Most water heater faults are inexpensive parts: a thermocouple, a thermostat, a heating element, a relief valve, a gas control. On a tank with years left, replacing one of those is clearly the right call.

The judgement comes with older tanks. Spending real money on a component in an eleven-year-old tank is usually throwing it away, and we would rather tell you that than take the repair fee twice. You get both numbers and you decide.

  • ✓Same-day where we can — no hot water is treated as urgent.
  • ✓Gas and electric — all major brands, tanks and tankless.
  • ✓Diagnosed properly — the actual failed component, not a parts-swap guess.
  • ✓Honest replace advice — if the tank is done, we say so and quote it.

FAQs

Water Heater Repair Questions

Most often a failing thermocouple — the safety device that senses the pilot flame and shuts the gas off if it goes out. As it ages it misreads and cuts the gas unnecessarily. It is an inexpensive part and a common repair. Less often it is a draft problem or a dirty pilot assembly, both of which we check at the same time.
Probably, but not certainly. Water can come from the temperature and pressure relief valve, from the drain valve, or from the connections at the top — and all three are repairable. Water coming from the body of the tank itself means it has rusted through, and no repair exists for that. We find out which before quoting.
Usually sediment. Mineral deposits settle in the bottom of the tank and take up volume that used to be hot water, while insulating the burner from the water above. On an electric tank a failed lower element does the same thing. Both are fixable, and both are prevented by an annual flush.
A rotten-egg smell usually means the sacrificial anode rod has been consumed and is reacting with bacteria in the tank. Rusty water can be the anode being spent or the tank itself corroding. Replacing the anode is cheap and worth doing; if the tank is corroding it is on borrowed time.
For no hot water we aim for same day across Metro Vancouver, and we run 24/7 for a tank that is actively leaking. If you have water coming out of the tank now, shut off the cold supply valve above it and the gas or breaker, then call.
