Water Heater Repair in Vancouver

No hot water is urgent in a way most plumbing is not, and we treat it that way. We will also tell you honestly when a tank is not worth repairing.

Water Heater Repair in Vancouver

Most water heater faults are inexpensive parts — a thermocouple, a thermostat, an element, a relief valve, a gas control. On a tank with years left in it, replacing one of those is clearly the right call.

Space is the recurring Vancouver constraint — tanks wedged into closets and suite mechanical rooms where access, not the fault itself, is what makes the job awkward.

The judgement comes with older tanks. Spending real money on a component inside an eleven-year-old tank is usually throwing it away, so you get both numbers and you decide. We would rather say that than take the repair fee twice.

If the tank is actively leaking, shut off the cold supply valve above it and the gas or the breaker, then call — that one is an emergency.

  • ✓Same-day where we can — no hot water in Vancouver is treated as urgent.
  • ✓Tanks and tankless — gas and electric, all major brands.
  • ✓Diagnosed properly — the actual failed component, not a parts-swap guess.
  • ✓Honest replace advice — if the tank is finished we say so and quote it.
  • ✓Rebates handled — FortisBC paperwork completed for you on a qualifying replacement.

About Vancouver Homes

Water Heaters in Vancouver Homes

Much of Vancouver’s detached housing predates the Poly B window entirely — which is why we also find plenty of original galvanised and early copper here. The catch is the 1980s and early 90s: the condos, townhomes and rebuilds from those years sit squarely inside it, and so do a lot of basement suites added in the same period.

Older Vancouver homes tend to have unheated crawlspaces and long runs against exterior walls, which is where the cold snaps find them.

FAQs

Water Heater Repair in Vancouver — Questions

Most often a failing thermocouple — the safety device that senses the pilot flame and shuts the gas off if it goes out. As it ages it misreads and cuts the gas unnecessarily. Inexpensive part, common repair. Less often it is a draft problem or a dirty pilot assembly, and we check both at the same time.
Possibly, but not certainly. Water can come from the temperature and pressure relief valve, the drain valve, or the connections at the top — all repairable. Water from the body of the tank itself means it has rusted through, and there is no repair for that.
Around eight to twelve years. Once one passes ten, replacing it on your own schedule usually beats waiting — tanks rarely fail gracefully, and a split tank empties its full contents onto the floor of wherever it is sitting.
Usually sediment. Mineral deposits settle in the bottom of the tank, take up volume that used to be hot water, and insulate the burner from the water above it. On an electric tank a failed lower element does the same thing. Both are fixable, and an annual flush prevents it.
Yes — tank replacement and tankless installation, sized to the household, old unit removed, and the FortisBC rebate application completed as part of the job.
