Water heaters are the most neglected appliance in most homes. They sit in a corner working until the day they do not, and by then the damage that shortened their life was done years earlier.

Metro Vancouver water leaves mineral deposits. They settle, they insulate the burner from the water, they make the tank work harder and run hotter at the base. Flushing them out once a year and keeping a live anode rod in the tank is genuinely the difference between eight years and twelve.

Water Heater Tune-Up Questions

We drain and flush the sediment out of the tank, inspect the sacrificial anode rod and quote replacement if it is spent, test the temperature and pressure relief valve, check the thermostat setting, inspect the connections and seismic strapping, and on a gas unit check combustion and venting. You get a written report of what we found.
Mineral deposits settle in the bottom of the tank. On a gas heater that puts an insulating layer between the burner and the water, so the burner fires longer for the same result — wasting gas and overheating the tank bottom, which is what causes the rumbling and popping you may have heard. Flushing it out reverses that.
A sacrificial metal rod inside the tank that corrodes so the tank lining does not. It is the single component most responsible for how long a tank lasts, and it is consumable. Once it is gone the tank starts corroding instead. Replacing a spent anode is inexpensive and it is the closest thing there is to extending a tank’s life directly.
Once a year for a tank, and once a year for a tankless unit too — tankless heat exchangers scale up in hard water and need descaling. If your tank has never been serviced and is several years old, the first flush is still worth doing, though there is a point at which the sediment has done its damage.
