Tankless Water Heater Repair

Tankless units show you an error code, but the same code can have several root causes. Reading the code is the easy part — knowing which cause you have is the job.

The Code Narrows It Down. It Does Not Diagnose It.

Tankless water heaters are more instrumented than tanks, which is helpful right up until people treat the error code as the answer. The same ignition fault can be gas supply, igniter, flame sensor or venting — and replacing the wrong one means a second visit.

We read the code, then check gas pressure, flow rate, inlet filter, venting and the unit history before deciding. It takes longer on the first visit and it avoids the second one.

  • ✓All major brands — Navien, Rinnai, Bosch, Noritz and more.
  • ✓Descaling and flushing — the annual service that prevents most tankless faults.
  • ✓Proper diagnosis — code plus gas pressure, flow and venting — not parts roulette.

FAQs

Tankless Repair Questions

It narrows things down without settling them. Codes typically point at a family of causes — ignition, flow, venting, overheat — and each has several possible roots. An ignition fault could be gas supply, the igniter, the flame sensor or the venting. We cross-reference the code against gas pressure, flow readings and the unit history rather than swapping parts until it clears.
That is the cold water sandwich, and it is characteristic of tankless. Between two draws, the water sitting in the pipe after the unit has cooled; when you restart, that slug arrives before the unit has fired back up. Some of it is inherent to the technology, but a lot of it can be reduced with a recirculation setup or by correcting an undersized unit.
Yes, annually in Metro Vancouver. Minerals build up inside the heat exchanger and restrict flow and heat transfer, which shows up as reduced output, temperature swings, and eventually error codes. Descaling takes about an hour and it is the single most important piece of tankless maintenance.
Gas supply to the unit, that the isolation valves are open, and that the filter screen on the cold inlet is not clogged — a blocked inlet screen stops the flow sensor registering demand, so the unit never tries to fire. After that it needs proper diagnosis.
Generally yes — tankless units last considerably longer than tanks, often twenty years, and most of what fails is a serviceable component rather than the heat exchanger. The exception is a cracked or heavily scaled exchanger, which is the expensive part, and at that point replacement usually wins.
